At 651 feet, The Modern looks out over most of what Austin is known for. Floor to ceiling windows in every residence frame Lady Bird Lake, Waterloo Greenway, the State Capitol, the University of Texas, the downtown skyline and the Hill Country rolling away to the west.
See your floor, not a rendering
Pick a floor and a corner below and you will see the view from that exact position, paired with the floor plate and the floor plan for that tier. Most buildings ask you to imagine it. We photographed it.

What each direction gives you
South looks over Lady Bird Lake and the hike and bike trail, with the Hill Country beyond it. West takes the downtown skyline and the sunset behind the hills. North frames the State Capitol, the UT tower and Waterloo Greenway tracing Waller Creek through the city. East sits above the Rainey Street District and reaches out across east Austin.
Built for the view
Windows are fixed rather than operable, which keeps the glass line uninterrupted and the interior quiet. They are low-E, double paned and acoustically enhanced, so a view of a busy district forty floors down does not come with the sound of one. Every home also has a balcony at least 5 feet deep, with a glass railing, to step out onto.
Higher is different
The same floor plan reads differently at floor 12 and floor 45. Lower floors sit in the life of the district, close enough to read the street. Higher floors trade that for horizon, and above the surrounding towers the Hill Country opens up to the west. Your sales team member can walk you through what changes, tier by tier.
